Not necessarily. Investors may use partnerships, joint ventures, seller financing, private capital, or other creative structures. The first step is learning how to identify the resources a deal needs and how to build relationships with people who can help provide them.
No. Our primary focus is on small multifamily properties and joint-venture partnerships. Many deals can be completed with a small number of partners without creating a large syndication.
Deals can come from commercial brokers, local relationships, direct-to-owner outreach, property managers, lenders, networking groups, and other investors. We help you develop a consistent strategy for finding and following up on opportunities.
You should review income, expenses, occupancy, rent rolls, operating statements, debt payments, renovation needs, cash flow, and potential returns. You must also determine whether the seller’s information is accurate and whether the proposed business plan is realistic.
