How do I know whether a multifamily property is a good deal?

A good deal is not based on price alone. It must fit your investment goals, financing, market, risk tolerance, operating plan, and desired returns. A property can look inexpensive and still be a poor investment if the operations or capital needs are misunderstood.

What numbers should I review before considering a property?

You should review income, expenses, occupancy, rent rolls, operating statements, debt payments, renovation needs, cash flow, and potential returns. You must also determine whether the seller’s information is accurate and whether the proposed business plan is realistic.

Should I only buy properties that are already performing well?

Not always. Some of the best opportunities are properties with manageable operational problems, under-market rents, poor management, or deferred improvements. The key is knowing which problems can be corrected and accurately estimating the cost and time required.
